We are a Planning, Architecture, Engineering and Surveying Firm located in Matawan, New Jersey. We have over 45 years of experience in the tri-state area.

Chester, Ploussas, Lisowsky Partnership, LLC (CPL), established in 1971 by a group of professionals, is a multi-disciplinary design-oriented firm providing comprehensive Planning, Architecture, Engineering, Surveying and Landscape Architecture services to a continually expanding spectrum of clients, both private and government.

CPL has become known as the destination for clients who require the highest level of coordination and attention for their projects. PLANNING

Planning at CPL is considered the foundation upon which any successful development is built. With the developer’s goals in mind, and an artist’s hand to carry them out, our planning staff has a refined approach to development. Our unique understanding of the development and approval process offers our clients a distinct edge available only at an experienced multi-disciplined firm like CPL. Since 1971, CPL has been designing innovation planning projects while constantly adapting to current market trends and land use law.

ARCHITECTURE

Our architectural staff integrates the beauty and planning of our original designs with the complete array of building systems necessary to complete even the most challenging structures. Regardless of the size, scope or program, our staff brings years of experience, understanding and extensive knowledge of all current codes and incorporates them into comprehensive construction documents that few firms could match. CPL offers the preparation of contract documents, specifications, interior design, mechanical, electrical and structural design, energy sub code compliance, building forensics, construction litigation testimony, as well as construction observation and contract administration using state of the art software and technology.

ENGINEERING

Site engineering is no longer the simple design of streets and utility networks. Today’s development requires constant awareness of the changing regulations being imposed by the various Municipal, County, State and Federal Agencies. The staff at CPL has an excellent rapport with these agencies which enables us to work directly with them, helping us to remain at the forefront of the changes in the regulatory environment. Our years of experience enable us to implement these requirements into a cost effective design.

SURVEYING

For over 40 years, CPL has been providing professional surveying services for property owners, municipalities, and real estate attorneys, in addition to engineering, title, and insurance companies. The variety of services CPL offers includes title surveys, boundary surveys, flood elevation certificates, condominium certification, topographical surveys as well as as-built surveys and more. All of these are completed in a timely and accurate process.

COMMERCIAL/RETAIL

CPL has provided quality services to the Retail/Commercial Industry for over 25 years. Recently we have become associated with the International Counsel of Shopping Centers (ICSC) in an effort to follow the growing trends of this dynamic industry.

As architects, we look at many underutilized shopping centers and visualize how good they could look. Astute owners of these centers should look at the business side of a more appealing shopping center because without a doubt, the center with the facelift will attract better tenants and achieve higher occupancy rates. The 1970’s style shopping center, without the facelift, is hard pressed to find “class A” tenants. Many of the more appealing shopping centers attract many small multinational tenants and they generate significant traffic to the center. Today the 20,000 or 30,000 square foot anchor tenant is a dying breed which makes these small well know multinational tenants the major draw. Without a doubt, a good looking center attracts better tenants who in turn bring more patrons to the center. In the long run, a facelift of a center is a good investment where generally everybody wins and with the economy today, it is difficult to justify building many new centers.

LANDSCAPE ARCHITECTURE

As a part of the comprehensive scope of professional services offered at CPL, we also provide full landscape design services to our builder/developer clientele. Landscape design is integrated into many of our site development projects from concept site designs to full landscape planting plans. Our LEED Certified in-house staff is exceptionally talented, creative and experienced in these critical areas and maintains a thorough knowledge of native plant species and design trends.

Like all of our professionals, our landscape architects work directly with our in-house disciplines such as planners and civil engineers to minimize conflicts and make the overall project production as seamless as possible. Each project is further designed to create spaces that meet the growing need for environmental sensitivity while projecting the community fabric, urban or suburban, necessary for any successful development. In the implementation of todays stormwater design standards, landscaping plays an important role in achieving not only an aesthetic appearance but also a functional purpose in the design.
